- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Villa I Chiani is located in the pulsating heart of the Salento, where the charm of the countryside blends harmoniously with the majesty of the crystalline Adriatic and Ionian seas, surrounded by breathtaking landscapes, spectacular cliffs and enchanting places such as Santa Maria di Leuca which is just a stone's throw away . A recent renovation has given this 1980s residence a modern design with austere and elegant lines, compatible at the same time with local Mediterranean tradition. The CasaClima certification (prot. Nr. 2017/01278) with environmental sustainability level 3.51, attests to the energy and comfort quality achieved, which will allow you to have a truly sustainable holiday. Crossing the threshold you are greeted by the comfortable living area which will conquer you with the freshness of the furnishing elements and the elegant and essential materials, capable of enhancing the soft colours of the Salento stone. The sitting room, dining room and kitchen that make up this area of the house communicate with each other and are connected to the outside by large windows overlooking the swimming pool and providing easy access to the immediate outdoor areas equipped with barbecue and dining area. There are four bedrooms with bathroom with shower. Villa I Chiani is surrounded by numerous places of tourist interest: about 4 km from Santa Maria di Leuca, 11 km from the renowned marina of Pescoluse and about 25 km from Castro and Santa Cesarea Terme, in a strategic position between beaches, historical places and renowned locations for you to explore and enjoy gastronomic specialties and artistic treasures.
Interior:
The main entrance of the single-floor villa leads into the brightly-lit sitting room equipped with a comfortable seven-seater corner sofa; the ideal place for relaxing in the cool while admiring the wonderful swimming pool through the large glass door which, leading out to the patio, renders it a single large living area. Adjacent to the sitting room is the well-organised dining room with a large designer table in the centre of the room and with direct access to the fully-equipped open kitchen with large worktops. From the kitchen, as well as from the dining room, you can enjoy the view of the well-equipped outdoors. Beyond the sitting room, across a small hallway, is the sleeping area consisting of two double bedrooms, served by two bathrooms with shower, of which one is en suite. A door in the hallway leads to a suite with another two bedrooms, a double and a twin with joinable beds, and a bathroom with shower serving the two rooms. Three of the four bedrooms have a French window that allows direct exit to the well-equipped outdoors. Wmc (controlled mechanical ventilation) in the bedrooms and in the living room.
Park:
The villa, located in a dominant position over the olive grove and the private park, extends over 10.000 sq m of Mediterranean vegetation and olive trees. The park of Villa I Chiani is characterised by the presence of plants such as rosemary and lavender while the entrance drive is marked by the presence of majestic palm trees which rustle pleasantly in the light breeze that is characteristic of these places in summer. Past the entrance gate is a parking area for up to four cars, shaded by a large canopy and equipped with an electric car charging column. There is space for another four cars in the yard in front of the house. After the yard you find yourself under a large veranda furnished with a sitting area and a large dining table; this lovely covered terrace, in front of the living area of the house, offers refreshment, relaxation and conviviality away from the sun on hot summer days. The patio is separated from the swimming pool and the surrounding lawn by two steps and is adjacent to the area dedicated to the barbecue with wood-burning oven, which is well equipped with a stone sink and a spacious work surface. Completing the outdoor areas is a bathroom with shower and washing machine and a practical outdoor shower serving the swimming pool, set in a niche embellished with stone walls. An original pétanque court, a Provençal specialty of the game of bowls, is positioned next to the swimming pool. The property is completely fenced for maximum privacy and tranquillity for those travelling with their four-legged friends.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool of Villa I Chiani is set in the centre of the property and extends in front of the living area which is only a few metres away. The rectangular pool, lined in light blue PVC and equipped with two wide submerged steps for access to the water, measures 10 x 4 m with a depth of 1.40 m. The surrounding sunbathing area in non-slip paving is equipped with sunbeds set out on one of the shorter sides of the pool where a vast space shaded by wooden roofing has been set up. Not far away is the outdoor shower serving this area. The swimming pool has salt purification and can also be used in the evening thanks to internal and external lights. It is available from the last Saturday in April until the first Saturday in October.
