Rolling River Farm. Private 100 Acre Riverfront Paradise surrounded by water- on a full bend in the legendary Shenandoah River. Perfect setting for families or couples and especially well suited to furry friends.

-Just one hour from Dulles Airport and the Washington Capitol Beltway (believe it or not there are only four traffic lights between the farm and the Capitol Hill).

Starbucks, restaurants and shopping only ten minutes away.
100 holes of Golf are within a four mile radius. Historic Downtown Front Royal with its shops, restaurants and antiques is fifteen minutes from the farm.

Deep water for swimming, tubing, water-skiing, wake-boarding with a private boat ramp (suitable for small boats and jet-skis) and a private dock. All right from your own waterfront. Bring your own boat and jet skis or arrange with the owner (additional cost can be quoted). Kayaks and canoe provided with the house.


After a day on/in the river enjoy showering off in the exquisite outdoor shower and sunning yourself dry on the built in bench or experience the fun of showering and then shaving at the outdoor sink with the birds singing above you in the morning light (naturally this feature is closed in the colder months).

Panoramic views of the Blue Ridge Mountains. Walking/riding trails right on the property. Hunting (in season) and fishing available right on the farm (with permission of owner). Horses are welcome, with permission, and there is a paddock and grazing as needed.

The traditional Virginia stucco farmhouse has been thoughtfully renewed, restored and redecorated to preserve and enhance its charms. To quote a recent visitor from Maryland: 'I can't tell you what a blast we had. We felt like we were in a movie. The house could not have been more perfect, it was warm and cozy and allowed us to spend quality family time together. My family loves history and this farm house and property is loaded with just that. We loved the way you have restored it allowing the history to show through yet updating it at the same time.'

All Season enjoyment--The wrap-around porch is the perfect place to watch sunsets or enjoy porch drinks. The brick terrace with its gas fire-pit is great for stargazing and conversation on cool evenings. Winter nights can be enjoyed by the fire sipping hot cocoa or reading a good book. Surrounded by over one hundred acres of rolling fields and woods with a river on three sides you can soak up the quiet and seclusion.

This is a private vacation retreat, very much family oriented, that contains religious art and images that reflect their faith. They invite you to come and explore or just get away from it all. All are welcome.

Front Royal has major several major national parks and attractions;Skyline Drive, Shenandoah River with local outfitters, Skyline Caverns, Shenandoah National Park, Appalachian Trail...

Fabulous Fall Getaway

Loved the property. Very private and peaceful. Dogs could run and play. Very relaxing.

The farmhouse is clean, comfortable, and very relaxing. Our group of 8 adults stayed two nights in the winter and would've stayed even longer! We'll have to come back during warmer months to take better advantage of the extra perks.

Relaxing, lovely stay

This was our third time staying at this wonderful house and we keep coming back for a reason. It is truly a lovely place to visit - just to relax, enjoy the scenery and enjoy our family. The owner is always very responsive with questions and it’s hard for me to think of any improvements that could be made. We highly recommend it!

Wonderful, Charming and Relaxing

We thoroughly enjoyed our visit this past weekend. The house is very comfortable, beautifully furnished, a well equipped kitchen, great outdoor places to lounge for reading and playing games, loved the picnic tables for meals, the outside shower, hot tub and easy walks down to the river. We all were relaxed so much we skipped the idea of hiking and stayed at the house. Great place!

Wonderful property!

Rolling River Farm is a wonderful place for anyone wanting privacy and a wonderful place to just sit back and relax. Frank and Sean were VERY helpful with any questions and issues we had, and we couldn't have asked for better owners to work with. We did some canoeing and kayaking during out stay, and it was extremely helpful to have a boat launch right on the property. The owners also had a canoe and four kayaks for our use. This kept us from having to bring our own boats, and made the trip much more convenient. Having 100 acres to wander around in was a tremendous plus. Thank you Frank and Sean for a wonderful visit!

Great Family Trip

The O'Reilly's farmhouse was a warm, welcoming and beautiful place for our family to gather. The beds were so comfortable with high quality linens. The kitchen and bathrooms were up to date, yet the farmhouse is clearly an older home with so much character. We loved the porch to view the sunset, the cozy fireplace was a great spot to read or have coffee, and the kids & men especially loved the rec room to play foosball, ping pong, and air hockey. We also enjoyed the outdoor gas firepit and walking down to the river. Sean recommended doing a trail ride at the Royal Horseshoe Farm, and that was incredible. Despite the beautiful rural setting, shopping and restaurants are only a short drive away. Thanks again for a lovely stay. We highly recommend this property and hope to return some time!!

Front Royal Farmhouse

Rented this charming farmhouse in Front Royal with another family. The Dads we’re participating in the Loudoun County Gravel Grinder bike ride. The property is amazing. We loved sitting by the river, taking out the canoe/kayaks, sitting on the porch and laying in the hammock. We also utilized the game room which was great to have for the kids. We did have trouble getting the WiFi to work. That being said I didn’t mind being offline and away from my phone while we relaxed in the country and did some porch sitting. I’d certainly rent this property again in the future.

Great house for family gathering

This was a great place to assemble a three-generation family. Lots of rooms. Well furnished. Excellent kitchen appliances and equipment. Full laundry. The game room in the old barn was very popular with the children. We highly recommend it for a family vacation. Rose was very helpful directing us through an alternate route when a storm brought a tree down across the usual road. I took one star off cleanliness only because of mice problem. I understand it is in the country and mice happen, but the pull-out sofa beds had not been cleaned recently and those who planned to use them slept instead on the chaise lounge and sofas.

Something for Everyone

Our family recently spent a week at Rolling River Farm and enjoyed one of our best family vacations ever. The house was very clean and both house and grounds were beautifully maintained. The kids (6 and 10) loved playing in the yard, hiking the mowed trails and spending time in the rec room. We all appreciated the serenity of relaxing on the porch in the evening watching the kids catch lightning bugs. When we could tear ourselves away from the farm, we went sightseeing on Skyline Drive, hiking (saw bears, deer, a fox and other wildlife), visited a winery, etc. Everything we needed was within a 15 minute drive - grocery store, pharmacy, restaurants (we liked the PaveMint in Front Royal). It was wonderful to get away from the usual hectic pace and enjoy life the way it was meant to be....a return to the "good old days". We hope to return in the future to revisit that memorable place. Thanks to the O'Reilly family for sharing Rolling River Farm with us. If you're looking for a place to spend time with family, a place that will appeal to everyone young and older, you won't find one more perfect than this!

Great Property for Large Families

This was a nice space for larger families and worked well with an event we were attending. The game room and additional bath are located in a detached barn area away from the house, which was fine, but I may have overlooked that in the descriptive. It was very much an underused space as a result, but much of that had to do with weather during our time there (Jan.). Another consideration is the road and additional gate that is required to access the property. I think that this became more apparent to us as we were lock/unlock the gate at night to enter the property as well as the single lane road to get to it in less than ideal weather. That said, once you are there, it is a great space with beautiful views, respectable internet connection if you need to plug-in (which we did), and it is clean and well stocked. The owners are very receptive to any needs and check in process was not only easy, but the owners were kind enough to allow us to enter early and stay late. If staying in the area with a larger group, this is definitely a wonderful property to meet your needs. Especially if you have school age and older kids.

Beautiful farmhouse stay in VA wine country (with a caveat)

The farmhouse was just wonderful. Secluded property with old style farmhouse. It might be old style, but the house has every update you'd want as a modern traveler. There is a gas firepit outside, picnic tables, a hammock, comfortable chairs - all to help you maximize your time outdoors. Next to the house is the barn where they have converted a room into a game room with a pullout sofa. There is a sitting room off one bedroom which my husband and I commented would be perfect for a kid to sleep in (on the sofa or on the floor with a sleeping bag). You might want to bring blanket to hang over the windows though, no curtains and it is bright! There was a pack and play available in the closet to use as well. Two other bedrooms (one queen, one with two twins). It really would be a great place for a family or two families to vacation at. It is a lovely home and we will definitely consider staying here again when we return to the area. One caveat. To get to the house, you travel in on a very small and bumpy back road. Along the way are several homes prominently displaying the confederate flag. This mixed with gates along the road in which you must exit your car to open and shut - and lots of "no trespassing" signs for unwanted fishermen - might make some travelers uncomfortable. This is NOT reflective of the actual farmhouse which is nothing but welcoming and hospitable, but considering the climate of our country right now, I feel it important to make note of this.

Lots of fun, great location

The house was as described and well maintained. The kids had lots of fun kayaking and catching fish in the river. After being out during the day, they were always happy to get back to the house and play games or go to the river. We didn't use the game room as much as we thought we would, however -- it was a little too musty (no big deal - just needs to be aired out a bit). Having the second shower in the game room also proved less useful than what we hoped...people preferred to just wait until the shower in the house was free, rather than bringing everything across the yard (it was vacation -- we were all feeling lazy!). We tried out the propane fire pit, but it doesn't give off as much heat as a regular (wood) campfire, so we ended up back inside. I'm sure it would be great on a summer night, when you just have it for ambience, and don't also need it for warmth! Even though it's at the end of the road and has lots of land, it wasn't as private as we expected. (We live in a rural area, though, so maybe our expectations were too high.) Someone from the power company came to the dam every day. There was a trailer parked next to the barn, which someone came and got one day. Another time, two teenagers walked up and got mowers out of the barn and drove off. And once when we got home, there was a truck parked at the edge of the driveway. It was still there when we left the next morning. No one bothered us or interfered in any way with our stay....it just took away some of the illusion of privacy. We still had a great time at the house, and it was well suited (and well located) for our needs.

Idyllic

This home and property were absolutely beautiful. The home was very clean and had everything we needed. My siblings and our families enjoyed our time so much. We kayaked, hiked, canoed, relaxed in the amazing hot tub and played air hockey in the rec room. We also visited nearby Shenandoah National Park. Our dogs also had a wonderful time and the room to run and play fetch and walk was immense! What wonderful memories for us to share for a lifetime. 💓

Shenandoah

We enjoyed an extremely relaxing get away weekend. The farmhouse had everything needed to enjoy yourself and immerse yourself in relaxing completely. The house is well appointed, comfortable and has something for everyone to do.
