This property was in a great location and the food was very good. We would stay again.
Property in good location overlooking the loch and right near the town. The hotel itself was a lovely little building with some nice warm sitting rooms to enjoy a drink. The restaurant was also very pleasant with nice food and drink selection.
Breakfast was absolutely outstanding.
The website showed a more agreeable location & room accommodations than we experienced.
The staff, the artwork & the overall ambiance were excellent.
This is a wonderful and very good situated hotel. Personal is very kindly an helpful. Rooms are very clean and beds comfortable. The breakfast is fresh and delicious. I would like to recommend this hotel as one of the best I have ever visited.

The hotel was very accommodating. We arrived late and left very early. They provided slim down but ample breakfast when we left.
Wonderful hotel on the edge of "downtown" Fort William. The room was unique, decorated with style. Large bathroom and shower (not to be taken for granted in Scottish guesthouses). Exceedingly friendly service at the reception desk and in the attached fine dining restaurant (dinner reservations required). Thank you, Lime Tree!

The room was very nice but quite dusty. Bath and sink both need replaced. Found a tablet (medication) under the bed. Staff very friendly. Restaurant over priced and the food under seasoned. Not much choice either. £22 for vegan haggis! Definitely not worth it. Nice lounge areas and good Wi-Fi.
Difficult to find from highway. Need a sign closer to road.

Don't stay in room 3
Toilet cistern wouldn't reset, so water constantly discharged into the bowl. I presume the vent, just outside room 3, that came up through the roof was from the boiler. When it fired up at 5am, on a clammy night, the window had to be closed. Outside the control of the hotel, someone paced the floor above most of the night on top of creaking floorboards. Not a comfortable night.
The hotel was perfect and our room was lovely.great location and eill be back.

Sauberkeit lässt leider zu wünschen übrig
Wir haben uns am Ende des WHW-Walks auf die Unterkunft gefreut. Beim Checkin sagte man uns, dass wir nicht im Restaurant essen können, wenn wir nicht vorher reserviert haben. Es wäre schön, wenn Hotelgäste hier bevorzugt behandelt werden oder vorab gefragt würden. Nun gut. Leider wurde die Erfahrung gleich nach Betreten des Zimmers im Badezimmer getopt, als die Badewannenfugen voll Schimmel waren (siehe Foto). Gleiches am Fenster im Schlafzimmer. Für uns für den Preis leider ein absolutes No-Go und absolut unverständlich, wieso man ein Zimmer in so einem Zustand lässt.
Positiv:
Das Bett war bequem, der Raum groß, die Dusche heiß und mit gutem Wasserdruck. Das Frühstück war lecker und reichlich.
Leider ist für uns Sauberkeit das Wichtigste, um uns wohlzufühlen. Daher keine Empfehlung.
Liked the four-poster bed. Rooms and style of hotel is good. We arrived late and left early so weren't there long enough to enjoy facilities.

Everything was great - except the bed mattresses. They are old, sag in the middle, and smell of old sweat - not pleasant to sleep on - no other place I stayed in Scotland was like this. The owner has an Audi R8 and Porsche 911 in their driveway - I think they can afford to replace the mattresses. It’s fundamental. Before you make a reservation, ask if they have new mattresses in the room, or don’t book it. Everything else is great, but the beds were disgusting. Old pillows also.

Excellent independent hotel w/ restaurant attached. Room was spacious and comfortable bed. The lady on reception couldn't have been friendlier and really made the stay.
Breakfast was good and efficient and they've a seperate area for dining with dogs which is more than adequate for breakfast. We had booked dinner one evening, but to dine there alone with no ambient music (unlike the main restaurant) felt soulless so we decided to go elsewhere.
Wonderful experience at The Lime Tree. Breakfast was exceptional, and the staff was helpful when our rental car had a flat tire arranging for a change at the local shop. Highly recommend, and hope to stay again when I return.
Amazing hotel - so friendly and helpful, overlooking the loch and ultra dog friendly. We had a lovely time and only wish we could have stayed longer. The hotel is beautiful too, with lots of art, and well decorated. Food in the restaurant was good too.
We enjoyed our two nights here - the hotel is close to the centre of Fort William, but was really quiet in the evening. The room was really comfortable after a couple of long days climbing Ben Nevis and walking the West Highland Way. We particularly enjoyed the large bath, and having a choice of options at breakfast was also great. Would stay again.
Overall very good. A bit pricey for what it is. Dinner was fine although veg was soggy and food under seasoned which at these prices is surprising. breakfast good although pre ordering was confusing. Good location near town which is very short walk.
Staff were very nice especially in restaurant.

The property is well situated and onsite free parking is welcome. The bedroom was disappointing, the bed very uncomfortable and small. The bathroom looks like it has been upgraded recently and the shower was very good however it soaked the floor as the screen didn't seem to be big enough. We had dinner in the restaurant and were disappointed with the meal overall. Be prepared for a big bill as it is not inexpensive.
Beautiful building and rooms, ideal location in easy walking distance of shops/bars. Comfy beds, lovely friendly staff and a special mention for the amazing breakfast.
