Discover a spacious holiday retreat in the heart of the village of Empurany, featuring a private heated swimming pool for an idyllic holiday in the Ardèche. This former boys’ school, lovingly renovated in 2021, offers a blend of historic charm and modern comfort. The ground floor features a spacious living area with a well-equipped kitchen, a cosy lounge with a fireplace and a dedicated board games area. The kitchen is fitted with modern appliances, including a central cooking island, making it the heart of the home for culinary delights. On the first floor, the bedrooms offer a variety of sleeping arrangements, complemented by showers and several toilet facilities. Outside, there are several terraces, including a gravel dining area in the shade of an old acacia tree, which is perfect for al fresco dining. Two covered terraces invite you to enjoy cosy moments – one designed as a lounge area and the other equipped with a kitchenette and a Weber barbecue, ideal for culinary adventures. The highlight of the outdoor area is the private heated swimming pool, measuring 10 x 3 metres, which is fitted with an alarm system for safety. Sun loungers and deckchairs offer relaxation amidst breathtaking views. The house is situated in the heart of the village of Empurany, in the historic quarter, and boasts unobstructed views. There is a grocery shop with a bakery, a bar/tobacconist/post office, a restaurant, bocce courts, a town park, a climbing wall, and swimming in the River Le Doux below the village. Further shops can be found 8 km away. Sporting activities: tennis courts, mini-golf, swimming pool, restaurants, boules court, cycle path. Tourist activities: Le Mastrou, a small vintage train, Tourno, Boucieu-le-Roi, Lamastre. Places of interest in the surrounding area: Lake Devesset, 1 hour away: windsurfing, sailing, boats, pedalos, mini-golf, tennis… Chambon-sur-Lignon, 1 hour away: 18-hole golf course.
