"The hotel rooms are a little aged, however staff and outer property are amazing."

"Staff was friendly and helpful, parking was plenty and it was easy to find a spot, with a voucher for cheaper parking provided by desk check in staff member David- food in restaurant and morning breakfast buffet was good with many options- they were efficient and friendly and helpful"

"The owner was very friendly and helpful and the room was immaculately clean."

"Amanda was very welcoming when we arrived and a bonus was the free onsite parking and close proximity to the university. It was just what we needed for the one night stay. Unfortunately, the bathroom is a bit dated, and the shower roof is on a slant so I managed to stand upright, just, but any taller and you would struggle. I did appreciate they had left a stool though so you could sit down and not bump your head if you wanted too. Amanda was very kind and apologised when I explained about it....

"This is a great place to stay if you’re looking for a quiet neighborhood without the mobs of tourists. The building is beautiful and quite sprawling. I was on the 2nd floor and had incredible views of Dean village. On clear days you can see quite far beyond the city into the mountains and sea. My room was spacious and well stocked with coffee, espresso, tea, dishes, flatware, etc. I had control over the heat which i loved. The bed was quite comfortable and the furniture was quite nice. "Dated and basic accommodation but reflected in the cost. Room was a bit dusty and plugs for devices were not easy to get to. Could do with a security chain on the door in addition to the lock. Everything else worked well and good value if you just need somewhere to put your head down for the night."

"The staff were so helpful & kind would def stay again"

"Value for money"

"The property worked for our family of 5 stay; however, property does not have AC which would be important in the summer. Additionally, sleeping 5 meant sharing spaces as there is only a large great room / kitchen and the master bedroom with master bath. If you need a laundry you’ll have to reserve somewhere else. The location was the best attribute of this property. It is close to everything."

"I loved this place. It was exactly as described. Clean, modern furnishings in a beautiful old building. Comfortable bed, plush towels, great heating system. I had a gap between when I arrived in Edinburgh and the 15:00 check in which is often the case. Your code will let you into the building and a room in the basement where you can leave your luggage. This was greatly appreciated. The location was excellent. I walked everywhere and didn’t once use Edinburgh’s wonderful public transportation....

"I had a single room and it was perfect for travelling solo. Very comfortable bed, quiet area, lovely housekeeping staff. Definitely would stay there again."

"Lovely decor and fittings. Great location and easy links to all parts of the city"

"The property itself was okay, served the purpose of a room to sleep in, but definitely could benefit from a deep clean and some minor upgrades. It’s quiet, which is very nice. There is a bus stop right outside the building, which is convenient, but it’s about 30 minutes to get downtown. The restaurant downstairs is great and the staff is all friendly and nice."
