It was all in all great. Walking distance to the old town, clean and comfortable. There was a bit of waiting and phone calls for getting in as we had not received the mail with entry code and instructions, but no more than 15 min. A really good, budet stay of you are travelling with friends
Derek the manager was great in making sure we had internet connection, cold water readily available, and aromatherapy with candles at night. Thank you!
It was by far the cheapest bed in edinburgh during the Oasis show in 2025. Me and my wife were a bit nervous, partly because she had seen a review regarding bed bugs.
But we were surprised! It was very clean, check in sent smooth (you'll get an email with details) and the manager was friendly. The bed was a bit squeeky and the facilities was as expected, but I'm not complaining! If you're aware of what you're booking, you'll be pleased!
No tv, shared shower rooms, so loud with people coming in and out of their rooms early in the morning to use the bathroom. Could not sleep. Would not recommend.

More could have been done by the property owners before our arrival to clarify how to get in to the property as it doesn’t have a reception desk - we didn’t receive any correspondence before arrival in relation to this, and only managed to gain access to the property as someone else was leaving
Read carefully! Shared bathrooms. There are 2 but only one shower works. The drains are clogged and are slow to drain leaving you standing in a pool of water. The entrance is dark and dirty and climb up stairs.

The room was okay once you get there, but getting there was the worse. Late and unclear communication, I looked for the place going up and down Bernard Terrace for more than 30 minutes. I finally got in touch with the facility, and was given instruction on how to enter the building, between the entry of the building and the room, it did not appear as if it was residential. Dark and dingy hallway and stairs, it was unbelievable!

Trots att hotellet var rökfritt rökte folk inte vilket gjorde att hotellet stank. Vi ringde till personalen om detta (och att vi trodde vi skulle få eget badrum, vilket inte var fallet), men de verkade inte så intresserade. Rummen har inte blivit ordentligt städade på länge, inte heller de två toaletterna. Två toaletter på de antal sängar hostelet erbjuder gör att toaletterna ofta är upptagna med långa köer. Läget är dock centralt med gångavstånd till gamla stan.

No lift is available, shall carry heavy luggage is quit trouble some as need to carry manually from ground to 2nd floor ..
The room looked nothing like the photo, there were no photos of the building that the rooms are in (which I can see why now after I stayed here), and effectively I paid over £330 for a hostel. Worst part is I cancelled a room that was £45 in a hostel to stay here as I thought it would be a lot better. Turns out it was worse. Also, there were no windows.

Not much of a hotel as it was more like a dormitory in a (slightly run down) apartment block. There's a central communal room with bedrooms around it. Shared shower rooms and toilets. Good condition rooms and clean facilities.
Great location! The place was clean and comfortable once we arrived though the entrance and stairs look a bit sketchy the room is actually quite lovely and comes with some tea and coffee packets. The bed was also comfortable though the walls are a bit thin so be aware when you are checking in to be mindful.
We didn't know to expect an unmarked property, but once inside we were pleasantly surprised. Very clean, quiet, comfortable and close to happily walk everywhere.
Unfortunately, website doesnt state that this is an instaffed accommodation which was a bit unnerving for me as a solo traveller.

Stairs to the room are a death trap
Noisy room - paper thin walls and EVERYTHING can be heard from other rooms, especially next door! The shower was freezing cold - no hot water in the morning whatsoever. Room was clean enough but I would not recommend this guest house to anyone
Enjoyed my stay. Room clean and very comfortable. Lovely and warm. Nice clean bedding. Slept well. Bathrooms clean, due to sharing at times bathrooms unavailable at peak times and had to queue.Booked due to location. Would highly recommend staying and will use this accommodation again.
Upon arrival at the hotel, we were disgusted as the property entrance was gloomy and uninviting. We are seniors, there was no lift to the second floor and we have to carry our 20 kg each suitcases on a 50 steps of stairs. But on entering the apartment, our room in particular, we were relieved of the anxiety and loved the place after all. The room is very clean, it is warm and most of all, it is very accessible to the city centre. Over all rating us 8/10. I recommend this place to the able-bodied people.❤️
