I very much enjoyed staying here. The room was perfectly clean and neatly decorated. The bed was incredibly comfortable and I slept well. Warm welcome and excellent breakfast too. Would be very happy to stay again.
Lovely B&B, close to the city, friendly hosts with great recommendations and a fantastic breakfast. Just what we needed as a base for our stay in Edinburgh over Christmas!
Parking is free but it is on a nearby street parking.
The property was ideal for transport to all parts of Edinburgh and the various attractions. Our hosts Allan and Alison were very welcoming and helpful the food was very good and our room was clean and comfortable. we would recommend Kingsley Guest House.
A Beautiful B&B in a beautiful area, our room was lovely and very welcoming. Great location, just a quick bus ride into The Royal Mile. We loved our stay at Kingsley. Alan was a lovely host and cooks a beautiful breakfast. Also a special mention to Mr Tom, who is the sweetest house member.
We really enjoyed our stay with Alan and Alison (and Mr Tom). The room was the perfect size for us, with a modern bathroom, plenty of closet space, and a comfy bed. The breakfast options worked well for us, with Alan cooking breakfast items as requested. Several buses stop almost at the front door of the property; it was straightforward to get almost anywhere in the city. There were several restaurants and grocery stores a 10-15 walk from the B&B (also accessible by bus). We’d happily stay there again!
We had a wonderful stay, the room was clean and facilities just what we needed. Breakfast options were amazing. Alan is a lovely host , with Allison working hard behind the scenes. Tom is a friendly dog , lovely to be welcomed with a wagging tail, very well mannered. We most certainly will be returning. Thank you for a lovely stay.
I like the location. The bus is just next to the house. The responsable gave us some information about the famous attractions in Edinburgh. He has a dog called Tom. He's very friendly. It was the first time i wasn't scared of a dog. I noticed just that the room isn't warm enough. But in general i liked the experience

I can't say enough great things about The Kingsley. The location is amazing, with just a quick bus ride taking you all over Edinburgh. The hosts' hospitality and local knowledge was second to none and they saved us a lot of searching and time when it came to our day trips.

Allen was a very hospitable host. I was glad he was willing to help me understand new things that as a first time out of the US traveler had difficulty with. Breakfast was prepared in a timely manner, and filling. I highly recommend.
My favorite part about this location was Tom, the springer spaniel. The place was nice, breakfast was lovely, and the location was only a 20-25 min walk from the city center. Alan was welcoming and helped get my suitcase up the stairs. All in all a very pleasant stay. I would recommend. (You may want to ask for a tutorial on the shower, I didn't and I ran out of water)

The hotel was very clean, cosy and comfortable! We enjoyed the time that we've spend there! Alan and Allison were very kind and friendly - they can provide very good tips about what you can visit in the city.
The bus stops right outside every few mins for easy transport into town center (about 2 miles away). Nearest pub for food/drink is about a 15 min walk away.
Staff were lovely and very helpful and made us feel very welcome - would definitely stay here again!
Clean and comfortable B&B with good cooked to order breakfast and attentive hosts. Walking distance (25 mins +) to the city centre, also serviced by main bus routes with easy access to restaurants/cafes and located in a nice and safe area.
I wouldn’t recommend for business the room I booked (single room) as it did not have a desk or a place to work and I had a two hour meeting sitting in bed in an uncomfortable position. There was electrical work during my stay which meant the Internet wasn’t working and I couldn’t charge my laptop but the hosts kept me informed and tried to rectify as soon as possible. Internet speed was ok, I think more charging points would have been beneficial. Check-in times are restricted, please check if you are arriving late (after 10 pm) as there is a surcharge. Free parking is available off-site, in adjacent streets to the B&B.
Very warm welcome and given a lovely large double room. Beautifully clean with a smart bathroom. Breakfast was very tasty with good quality food and really nice coffee.

Wir haben drei Nächte hier verbracht und hatten insgesamt einen sehr schönen Aufenthalt in Edinburgh.
Das Guest House liegt strategisch äußerst gut, denn die Busstation ist quasi vor der Haustür. Dort hält der Airlink Bus 300 vom/zum Flughafen und eine Vielzahl anderer Buslinien, die alle in wenigen Minuten direkt in die Altstadt fahren.
Die Gastgeber waren nett und zuvorkommend, die Unterkunft fast peinlich sauber. Absolute Spitzenklasse!
Unser Twinroom (2 einzelne Betten) lag im obersten Stock unter dem Dach, das dazugehörige Bad jedoch auf dem Flur. Das war für uns nicht weiter schlimm, ging aber aus der Beschreibung nicht hervor. Das sollte vor der Buchung bekannt gegeben werden.
Das Frühstück war super lecker und ausreichend - es gab immer genug frisch gebrühten Kaffee und fehlende Sachen wurden auf Anfrage nachgelegt. Unsere Anregung hier - im Zeitalter der Nachhaltigkeit: Anstatt der vielen einzeln verpackten Müsliportionen und kleinen Marmeladen-Plastikpackungen sollte man unbedingt auf Müsli-Spender und Marmeladengläser oder -schalen umstellen, um den Müll zu vermeiden.
Das Doppelzimmer war extrem sauber, jedoch für 2 Personen mit Gepäck nicht allzu groß, es reicht jedoch vollkommen aus. Die Betten sind mit bequemen Kopfkissen und komfortabler Bettdecke ausgestattet. Eine Anregung auch hier: Es sollte dringend über neue Matratzen nachgedacht werden, denn diese sind wirklich komplett durchgelegen. Alles in allem ist die Unterkunft aber auf jeden Fall zu empfehlen!!
