Warm, clean and spacious room. Waited late for us to check in.
Perfect spot for getting round the city with the no. 11 bus right outside! Room spacious and kept in the best possible condition. Have to pay extra for breakfast but worth it, however plenty of choices close by.
The B&B is about a 8-10 minute walk from the tram station that runs to & from the airport (the stop closest is Balfour St). Our room was in the lowest floor (below street level), and was a good size. The bed was comfortable and the bathroom was fine; plenty of hot water (though the water heater made a loud noise when in use). They provided a bottle of filtered water, chocolate bars, tea and instant coffee, along with a hot pot. I couldn't figure out the TV, so I didn't bother with it; it was connected to a DVD player, and there were movies to borrow upstairs. The host was very helpful in regard to getting around the town; he told us that a bus stopped right across from the house that went into the royal mile area. We had no trouble getting UBERs from there. Also, the Tram was an easy way to the port of Leith where we visited the Royal Yacht Britannia.
The Fraoch House is a very quaint house. The bedroom and bathroom was was clean. I took a star off because the property is a little dated overall. But I was very happy with the proximity to the royal mile and convenience overall.
Compact unit, not very roomy but clean, good to stay a few days for 2 people.
Staff were very friendly and helpful.
25 minute walk to city, plenty of pubs and restaurants nearby.
Bus stops outside property (bus # 11) from the city and bustop to city is across the road.
5 minute walk to tram which will take you to the airport.

Spacious room, comfortable beds and modern en suite. The fan already in the room was especially welcomed during the warm spell. Excellent breakfast! On bus lines into the city center. Very helpful staff.
Uitstekend verblijf! Vier nachten in een mooie kamer met uitzicht op de (rommelige)achtertuin. Mooi, onlangs vernieuwd sanitair. Een bureau/tafeltje ontbrak in de kamer.
Ontbijt wordt pas vanaf 08.00 aangeboden. Dat was te laat, daardoor kan ik het ontbijt niet beoordelen.
Ontvangst hartelijk en vriendelijk, daarna niemand niet meer gezien. Ook 's avonds niet. Algemeen: prima verblijf voor overnachting. Bus voor naar centrum tegenover het hotel was erg fijn.
This was a quaint establishment - a cross between an AB&B and hotel
It had a shared fridge , little dining area and very friendly staff to help us up the stairs with our luggage , borrow us an extra converter and charger and provide assistance on so many other levels !
Rooms were clean and provided coffee, toiletries and a closet to hang a few things .
I would highly recommend them !!

We had a lovely stay, mathew the owner was so helpful regarding buses etc. The bus stop to princess street is directly outside the hotel. My only criticism and its a more personal one is being type 1 diabetic there was no alternatives to sugar in hot drinks at breakfast or in the room, bathroom window couldnt be opened, like i say very small gripes. Other than that me and my mam had a fantastic stay, breakfast was beautiful and the room was lovely and spacious. Would definitely recommended this B&B
Room was spacious, clean and perfect for my needs, communal areas, corridors etc are abit tired, but the room was great. The manager was very helpful when I checked in
We enjoyed our stay and were able to walk to most of the Edinburgh highlights and also had the option of easy public transit. The room was extremely comfortable and the staff was very accommodating.
Fraoch House was wonderful. The accommodations were excellent, situated in a lovely neighborhood conveniently situated a brief bus ride from Old Town Edinburgh. Would most certainly recommend.
Check in was the best I've ever had! Tea or coffee with shortbread in the front room, Matthew went through all the details and gave some great info of the area, helped with bus times too.
The accomodation is stunning, beautifully decorated, comfortable bed, quiet, lots of extras too. Nice to see some eco refills for bathroom shampoo/soap etc.
Staff were very nice and extremely helpful. Great location to hop on the bus and travel to locations if you choose not to walk. The room was clean, slept in comfortable beds and the pillows were comfortable too. We highly recommend Fraoch House to stay while in Edinburgh.
Fraoch House is a sweet place. It's older and has charm. Matthew the host was solicitous and eager to please. We had breakfast one morning and it was excellent. Our room was adequate. Lack of a plug convenient to one side of the.bed and.odd chairs that tipped over when we sat in them were drawbacks. The location was a disappointment. We didn't realize how far we were from everything. There is good bus service, but if you prefer to walk to attractions it's quite a slog. If you have a car it's no problem.
Very enjoyable stay; excellent room & facilities, well treated & close to all Leith has to offer while the city centre is a no. 11 bus ride away, a fiver day pass getting you the tram as well. Worth the £12 for breakfast, lots of alternatives within walking distance but what you get is worth the cost!
