The ground floor offers a bright, inviting living space with timber flooring and a 50-inch smart TV offering Sky, Netflix and Paramount. A small double sofa bed is also available in this room. The large kitchen is one of the home’s standout features, offering an island breakfast bar, generous dining/seating area, Nespresso Vertuo machine, air fryer and a separate utility space with washer and dryer. Glass doors open straight onto the back garden, creating a smooth indoor–outdoor flow.
The first floor includes three beautifully presented bedrooms: an ensuite room with a king-size bed, a twin room with two singles, and a third bedroom with a small double bed. Two well-designed bathrooms are located on this level—one with a walk-in shower, the other with a full bath—both including WCs.
The top floor features a large, private master suite with a king-size bed, space for an adult fold-out bed, and its own ensuite with walk-in shower and WC. This room overlooks the iconic Poolbeg Chimneys. A cosy fifth bedroom—a charming loft retreat with a single bed—completes the upper level.

A short 20-minute walk brings you to the scenic Clontarf Promenade, a long coastal park that leads to Bull Island, a UNESCO nature reserve rich with wildlife. The seaside village of Howth is just a 25-minute drive away for cliff walks, seafood restaurants and harbour views.
For transport, the Clontarf DART station is about 20 minutes on foot, providing fast access to Dublin’s city centre and coastal towns. Dublin Airport is around a 15-minute drive, and Dublin Port is also close by.

Important Policies
* Last-minute reservations within 48 hours of arrival may require check-in to move from 3pm to 6pm.
* Same-day bookings may require check-in to shift to between 3pm and 8pm.
* Only the number of adults stated on the booking will be allowed; unregistered additional guests cannot be accommodated.
* Government-issued ID is required for each staying guest within 48 hours of booking and again at check-in. Only registered guests may stay overnight.
* The lead guest must be at least 25. Exceptions may be considered if discussed in advance.
* A refundable security deposit of €750 is due by bank transfer 14 days before arrival. If all guests are under 25, an additional €100 per guest applies (max €750).
* No stag/hen parties or similar events.
* Quiet hours are 9pm–7am; this is a residential neighbourhood.
* Guests must leave the home in a reasonable condition.
* Checkout is 10am. Late checkout must be pre-approved and may incur a fee. Unauthorised late checkout after 10am will result in a €500 charge due to impact on housekeeping schedules.
* Check-in is via a secure key safe from 3pm. Remote support is available until 10pm; later arrivals can still access the key safe, but remote assistance may not be available afterwards.
* Fees apply for rule breaches or damage.
* Smoking inside the home incurs a €250 penalty.
The home is the owner’s home and is only available occasionally; availability may therefore be limited.
