Layout & sleeping arrangements:

• (1) bedroom with 1 full size bunk bed, closet with shelves and hangers.

• (2) bedrooms with 2 full size beds, closet with shelves and hangers.

• (1) bedroom with 2 queen size beds, ensuite bathroom with 2 sinks, walk-in closet with shelves and hangers.

• There are 2 more full bathrooms downstairs. They are detached from the bedrooms.

• (1) loft style bedroom with 1 twin size bed, computer desk and chair, and a full bathroom attached.



Guest access:



You'll have 100% privacy inside this home and the check-in process is fully automated.



Parking: we have a circle drive in front of the home that can fit 4 vehicles. There is also free street parking in front of the home. Please do not park in front of our neighbors’ mailboxes.



Other things to note:



We don't allow more than 16 guests, even if they're not staying the night. No exceptions.



We cannot offer early check-ins or late check-outs at this home due to the time it takes us to clean it after each guest.



Up to 2 pets are allowed for a flat fee of $200 and must be pre-approved before your stay.



Booking includes resort quality cleaning, freshly laundered sheets and towels for all guests, as well as all consumables including toilet paper, soap, shampoo, coffee, tea, and a whole lot more.

About the neighborhood:



Our house is located in a quiet neighborhood in Northwest Dallas, Texas. We’re only a 15 min drive from the Dallas Love Field airport and about 15 min from the DFW airport. 20 min to Downtown Dallas. We’re also about 15 min away from Irving Texas.



Things to do in Dallas:



Make sure to check out Lower Greenville, a pedestrian-friendly area that has always been a hotspot for nightlife. It's only a 5 min drive to amazing bars and restaurants such as:



La La Land Kind Cafe, Desert Racer, Eastside Social, Wah Wah Room, and Flatbread Company, as well as:



• HG Suply Co: when a trendy bar with rooftop people watching and craft beers meets delicious, farm-to-table food, you end up with the hit bar HG Sply Co.



• Swizzle: tiki bar and restaurant that teleports diners to a Hawaiian wonderland.



• Beauty bar: it combines a hipster and girly yet grungy and groovy vibe to create one big party right before the beginning of lower Greenville.



•The Old Crow: a warm atmosphere with pool tables, jukebox, darts, karaoke, and more



• Wabi House: the go-to spot on Lower Greenville for ramen.

The recent addition of Klyde Warren Park on the north end bordering Woodall Rogers does help in giving some greenery to the area.

PLEASE, PLEASE, PLEASE READ THE FOLLOWING:



• Our house max is 16 guests and anyone coming to the home counts towards that total regardless of how many are staying the night.



• Check-in is from 4:00pm to 10:00pm. • Check-out time is 10:00 AM sharp as cleaning staff will arrive to prepare for same day guests checking in.



• We cannot offer early check-ins or late check-outs at this home due to the time it takes us to clean it after each guest.



• This is a home, not a hotel. There is no on-site staff and we cannot provide 24/7 support. If an issue arises, message us and we’ll take care of it as quick as we can.



• This home is meant for quiet, respectful enjoyment. THIS IS NOT A PARTY HOUSE.



• A City noise ordinance is in effect 10PM-7AM. Bluetooth speakers are NOT allowed at this home due to the excessive noise they cause. We have a noise monitoring device installed in the property that will send you and us alerts if it detects excess noise and/or crowding & smoking.



• This is a non-smoking home including the garage (including e-cigarettes / vaping). A $500 cleaning fee will be assessed to remove odor if this rule is broken. Smoking can only be done outdoors.



• The use of illegal drugs or the practice of any illegal activity on the property is STRICTLY PROHIBITED. If this rule is broken, it will be reported to the authorities and you will be required to immediately vacate the property.



• Please clean up after yourselves, bag all trash, and replace any moved furniture to the way you found it. If cleaning is required above and beyond a normal cleaning, the extra cost will be passed onto the guest.



• If any personal belongings are left behind, they will be kept for 24 hours after check-out. After that time, they will be thrown away.



• There will be a $250 fine per night for exceeding our guest max.



• Please note that while our pool is generally crystal clear year round, no refunds will be given if the pool is unusable during your stay due to unforeseen circumstances. Some things are just outside of our control.



• Pool Hours: 7AM-10PM



• Use of the pool is done at your own risk and you agree to hold Hosts harmless.
