"This property is Extremely Beautiful and so very very well maintained and clean. Our host and hostess greeted us with a bottle of wine and a berry tort, delicious. The surrounding area is so very peaceful and beautiful. We were there for 1 week and totally enjoyed our selves. The home itself is very well equipped with whatever one would need. I could tell that attention to detail was the owners goal. Very lovely people and very lovely home."

"The two landlords are two loving elderly people who take touching care of their guests. The house is furnished with great attention to detail and hardly leaves anything to be desired. The mountain village in which the house is located is tiny but beautifully situated. If you want a quiet holiday, this is the place for you. There are many beautiful towns and places to see not far from the house. However, the house was so nice that we spent most of the time in the swimming pool and garden. A traditional rustic farmhouse that simply has everything single thing you need and if not the lovely host will find it. The setting is glorious. The history is wondrous and the pool is to die for. The path up from the village is along traditional old narrow Italian walkways (not suitable for anyone with walking or breathing problems).The appartment has everything you could need."

"We had a lovely stay at Grand Hotel San Gemini! It’s a beautifully renovated hotel with great attention to detail, located in a fantastic spot right in the old town—peaceful, quiet, and full of charm. Free parking just a few meters away was a big plus. The bed was very comfortable, and the overall atmosphere of the hotel was warm and welcoming. The staff were incredibly kind and helpful, always ready and happy to assist. The highlight for us was definitely the swimming pool—absolutely fantastic, surrounded by greenery and perfect for relaxing on a hot day. Highly recommended!."

"Lovely old character building in a nice quiet area. Staff very friendly and helpful. Breakfast and coffee really nice. A great place to unwind and relax. Beds very comfortable and large rooms with plenty of space. Just short on plug sockets for the all important phone charging. Dog friendly so you can bring your best four-legged friend with you too. Just relax and enjoy. "

"Third stay here and the place just gets better. Unlike other hotels that get tired and worn out - this one is always maintained very well and repairs that need doing are done - not left to get worse. Staff are brilliant and friendly. Restaurant and continental breakfast very good. Close to A1 so easy to get anywhere around. Pool and sun terrace are a big bonus and the pool is on site just a short walk from the main entrance not 1km away, like some hotels claiming they have pool access. All in all a great place for a relaxing break in Umbria and close enough to Rome for day trips. 1hr 10min drive to Rome or train from nearby station 40mins and very cheap. Highly recommended. "

"It was kinda in the middle of the boonies. But has amazing views. Staff has a hard time speaking english but we found a way to understand each other. Overall had a lovely experience. Make sure you make transportation plans in advance it is impossible to find a taxi and buses will not get you to this location. "
