Live the Tuscan dream in the countryside in a restored 14th century farmhouse amongst olive groves in the hills above Lucca. Casa Noscali is perfectly situated to take advantage of long valley views from the private terrace. From the pool, the view looks up to the medieval village of San Gennaro whose church bells blend harmoniously with the sound of rushing water and birdsong.

Casa Noscali is one of the six units nestled within the original farmhouse of Il Borghetto, a private gated estate recently restored with all modern conveniences but retaining its original Tuscan beamed ceilings and terra cotta floors. Its sunny corner position with screened and shuttered windows and in- floor radiant heating will make your holiday bright and comfortable in all seasons. Perfect for families or couples, Villa Noscali offers two bedrooms (each with private ensuite bathroom) on the upper floor, sofa and powder room on the main floor, fully equipped modern eat-in kitchen with new appliances and granite countertops, private terrace for al fresco dining, spacious grounds and shared pool. Decorated with a mix of antique and modern furnishings and art, Casa Noscali comes equipped with free WiFi, TV, DVD, iPod dock, games, books, hairdryers, pool loungers, umbrellas and towels, barbecues, all linens, fans, washing machine and drying racks on site, and utilities. All are included to make your holiday easy and enjoyable.

We offer a comprehensive guide to the local sights, shops, restaurants and wine bars. We can arrange a private chef for a memorable meal or cooking classes and timed tickets for the world class Florence galleries.

Lounge by the pool soaking up the Tuscan sun, explore the immediate area via marked hiking trails at your doorstep, follow the local wine and olive oil route for tastings or test your endurance cycling the hills. The historic villas and gardens of the Lucchese patricians of days gone by are also in the general vicinity and open for tours. Napoleon’s sister once owned one, as did the family of the author of Pinocchio. You can see his villa with beautiful cascading gardens in the nearby village of Collodi, also site of a park dedicated to all things Pinocchio.

Discover Lucca, a typical Italian small city gem, birthplace of Puccini, famous for opera, and home to the Lucca Summer Festival concerts in the main piazza featuring world renowned popular artists. Lucca is surrounded by a spectacular renaissance wall big enough to have a park all around the top. Join the locals on bike or on foot for an outing gazing down on the terra cotta rooftops. From atop the walls you will have a fantastic view of the medieval towers, cobblestoned streets, churches, a Roman amphitheater and squares galore which typify the town. Much of it is open to pedestrians only, which makes for a very pleasant city in which to amble. An abundance of great restaurants, wine bars and shopping (including a weekly market and one of the biggest antique markets in Italy monthly) await and we can recommend the best.

If a day at the beach is your desire, the Italian Riviera is less than one hour away. Or, catch a boat to the famously scenic Cinque Terre. Of course, the art treasures of Florence can easily be enjoyed for a day from Casa Noscali. Pisa, the hill towns of Chianti, medieval Siena, and the upscale Forte dei Marmi on the sea with designer shopping also offer tantalizing prospects for a day trip in the region.

The location of il Borghetto in San Gennaro is superb. In the medium hills above the Lucca plain and below the historic village of San Gennaro, we offer a piece of solitude in the Tuscan hills. Views of vineyards and olive groves are offered from every vantage point on the property. The newly built property features the stones of the 14th century building that stood on this very spot. Modern inside, the apartment retains the Tuscan charm of handmade terra cotta floors and chestnut beam ceilings throughout.

It is an easy 20 minute hike up the hill to San Gennaro, where you can dine at the local trattoria, Il Corno Rosso. Hiking paths (all well marked by Club Alpina d'Italia) are all around the area.

Two weeks - charming 2-bdrm/ 2.5 bath with pool
We had a wonderful 2-weeks at this 2 bedroom 2.5 bath apartment. There are a total of 5 apartments within this villa. There is a pool that is marvelous. We did day trips from this location to Lucca, Monticantini, Florence, Montecarlo, Volterra, the Chianti region, and Cinque Terre. Pescia is a close train station to take the regional trains. We had a fantastic & relaxing trip. Almost every night we sat on the balcony and had our wine. We loved it! Sadly, our friend who had the vision to build this beautiful 5-apt villa died in January 2022. We could feel Jim’s lovely spirit at this fabulous home called il Borghetto.

Second time and just as great!
We stayed here two years prior and had such a wonderful time that we decided to come back. And once again we thoroughly enjoyed our stay. Jim is the perfect host. The place is beautiful, peaceful and there is lots to do. This time we visited the beach, went to Lucca multiple times, visited the Fabbiano Winery (within walking distance 15 min or 1-2 mile drive), had an excursion to Florence for the day, spent a day at an adventure park (zipline and ropes course at the top of the mountains), spent time walking, hiking and running in the hills and village of San Gennaro (above the villa), visited Villa Torrigiani,and of course some relaxing at the villa on the veranda and by the pool. And we are already planning a longer visit for next year.

Fabulous stay
We loved our stay and would love to come back again soon. The property was spotless, had everything you could need (Debbie joked you could host a dinner party and she wasn’t wrong, so well was the kitchen equipped!), glorious views, really peaceful and generally wonderful. We had a medical emergency while staying and Jim and Debbie couldn’t have been more helpful, going out of their way to make sure we were ok. Could not recommend this property enough.

Wonderful Two Weeks!
Our family spent a wonderful two weeks here in late June and early July of 2019. From the moment we passed through the front gate, we felt instantly at ease. The reality of il Borghetto is even better than the photos. It is exactly how I always dreamed a villa in Italy would be. The villa is lovely as are the grounds. It is an incredibly peaceful, relaxing setting nestled in the Tuscan countryside surrounded by olive groves. Truly magical. Jim was there to greet us immediately upon arrival. His welcome was genuine and heartfelt. He showed us around making certain we were both at ease and had everything we needed. The location of the villa is a perfect base from which to explore Tuscany. Jim provided us with wonderful suggestions of places to visit, restaurants to enjoy, and hiking trails to explore. Many of which we did try and truly loved. San Gennaro is perched on a hill above the villa. Hearing the church bells from our private balcony is a memory I will always treasure. We spent several relaxing evenings on the balcony enjoying the breeze that seems to be a constant, relaxing presence. Our apartment was perfect in every way for our family of four. Very clean and well appointed. Decorated tastefully and thoughtfully. The kitchen is well stocked and provided everything my son and I needed to make some pretty terrific meals. I could go on and on because we loved our time at il Borghetto. It is an incredible place we cannot wait to return to one day hopefully in the near future. Big thanks to Jim for making our Italy vacation a truly memorable time!

Lovely place
We stayed for two weeks in August and had a lovely time. The accommodation was excellent and we especially loved the terrace in the evening. The kitchen was great and well equipped and we didn’t want for anything. Probably the only area for improvement would be the lack of aircon which was only really an issue at night when it was very warm. Jim was also a fantastically helpful host. Nothing was too much trouble and he helped us booking the museums in Florence.

Perfect in every way
I stayed in Villa Noscali, with a friend, for one week at the end of August. This is a great location for visiting Lucca, and further afield in Tuscany. E drove to Sienna for the day, and to the coast. The owners have thought of everything we were likely to need during our stay, and the large pool provided a wonderful start and end to most days. Arrival is a little challenging at night, but persistence up the track is well worth it when you get there! Our thanks go to Jim, who looked after our arrival and departure in a very thoughtful and personal way.

A stunning, well equipped generously proportioned villa. Perfect for a stress free Tuscan experience
The villa is beautiful. We couldn’t fault it. We were three adults and two fully grown late teenagers and it still felt very generously spaced, beautifully decorated and very well equipped. The private elevated terrace is really special for evening dining, and the pool is big enough for a proper cool down and swim at the end of a balmy day. It is shared with four other apartments, but still felt private and peaceful. And, let’s face it, sort of people who rent villas in Tuscany are normally pretty good company when you do bump into each other around the pool! Jim is the perfect host. He project managed the restoration of the villa himself a few years ago and so knows it inside out. He really couldn’t have been more helpful and responsive, whether it be showing me why the coffee machine didn’t work (clue- it helps if you put the lid on!), or advice about a myriad of local places from bars, restaurants, ice cream parlors and bread shops to trains or the best beaches. In terms of location, whether this villa is right for you depends what you want from a Tuscan holiday. If it is your first time and you want to concentrate on Chianti, the Tuscan Hill Towns, Sienna etc, it may be a bit too far north. But if you are looking for a peaceful, relaxing holiday, with easy access to authentic Italian food, wine and slightly less touristy towns, it is great. Lucca, our favourite Tuscan City, is only about 20 min drive. The beach is about half an hour, as is Pisa. And there are plenty of smaller towns ever nearer. We especially liked Monte Carlo (no – not the French one!) for evening meals about ten minutes away. Florence is very easy to get to by train from local towns. Volterra, San Giminaro etc are about 90 minutes away- still accessible but not on your doorstep. We expected a lot from this villa, based on the reviews, and for once, our expectations were exceeded. We will be back! PS: One minor point- the private track up to the villa is quite stony. It looks a bit daunting the first time, but you soon get used to it. But if you are hiring a car, you might want one with reasonable ground clearance. It doesn’t have to be an SUV/4WD (we had a Ford Focus and it was fine) but I would not take a sports car. PPS: For Florence, book museum tickets in advance online and take a train from Pescia or Pistoia. Having done it both ways, it is a lot less stressful than trying to drive and park there!
