"A fantastic gem of a guest house, ideal for visiting Lincoln. The Victorian decor & character is pleasant & homely. The hosts lain & Anna treated us & all guests during our stay like royalty. The pine room we stayed in was luxurious & cosy. The continental breakfast boasted great variety with hot beverages & toast served on request. Thoroughly reccomend & would stay again soon."

"Hotel situated in a quite part of the town, yet not far from sea front and shops. Our room on ground floor was very good, clean warm , breakfast very very good, loads to choose from full breakfast piping hot. Can not find any fault with the hotel."

"Fantastic lodge, clean, warm and quiet. Quick replies to questions. You don't need to message about parking or a code to get in. Wait for a email an hour after booking. If booking at short notice your name won't be on the room list so you have to phone them. Only downside. Fridge and microwave with cutlery downstairs. "

"After a last minute trip for my daughters birthday and a quick phone call with John, we booked three rooms. Upon arrival John met us and showed us the rooms and gave us some information about the local area. Rooms were spot on, amazing location and a quality price. As a commuter, I do not often leave feedback as I stop out quite a lot, however the family rooms are amazing and I will be back again with my family!"

"Loved staying here, it was a different experience to staying at a hotel, it was cosy and comfortable. Had a lovely patio area outside where we sat every morning with a cuppa tea, at night we enjoyed sitting under stars while watching films on our laptop. It was dog friendly and our cocker spaniel absolutely loved the stay, lots of beautiful walks around the site, people to meet and it’s less than 20 mins to Skegness for the beach.
