"What an amazing property. One of the quietest VRBO I have ever stayed at. The pond had tons of Bass. The property was very clean and neat. The home had everything you needed for a relaxing stay.My wife, my 17-year-old twin daughters and myself stayed for five days and had an amazing time. We will definitely return in the fall to see the leaves change colors. Part of our trip we drove up to Niagara Falls and had an amazing time, this property is only about an hour and 20 minutes from there so it’s an easy day trip. The town of Ellicottville is only about 8 miles away and has a bunch of really neat shops and great restaurants. It also has a small grocery store and gas station so you can get everything you need for your stay. We spent most of our time on the front porch, I could’ve lived out there for days. One of the most relaxing vacations I’ve had in recent memory."

"First, the few issues. Breakfast is only OJ, a few bagels, cream cheese, butter, dried cereal, bananas, and coffee. No yogurt, pastries, eggs, or much fruit. Such an easy thing to fix. The multiple threats around the pantry to not steal or video will be turned over to the police for prosecution is offensive to paying guests. There has to be a better way. The place is a bit dated and needs a refresh. The TV remotes were difficult to work from a distance. Ten of the parking spots are reserved as EV charging stations. They were all empty, but signs warned that non EV vehicles parked there would be towed AOE. Since they are available for non-guests, paying guests seem not to be the top priority. There are many positives, and they out balance the annoying but minor issues. The people are friendly and helpful. The rooms are clean and properly supplied. They are spacious and comfortable for sleeping. The location is good for exploring and shopping. I would certainly stay here again because all the essentials are done well."
