The Space:

Soft winter light streams through the living area as you step onto the patio, a gentle invitation to sip coffee while the city hums in the distance. Cool mornings drift into warm afternoons, perfect for a dip in the shared pool or a relaxed evening in the hot tub. The open‑concept layout feels both spacious and intimate, letting you unwind after a day of Austin adventures. Here, the rhythm of the city meets a calm, comfortable base for your stay.



Sleeping arrangements

Four bedrooms host three queen beds and a twin bed, while a dedicated workspace with a desk shares the twin room. The living area offers a queen‑size sofa sleeper, and a queen air mattress is available for extra guests. All linens, pillows, and blankets are provided for up to 11 guests.



Living space

The entry opens directly into an airy living room anchored by a comfortable sofa that converts to a queen‑size sleeper. Large windows fill the space with natural light, and sliding doors lead to a private patio where you can enjoy fresh Austin air. Central air conditioning and heating keep the interior comfortable year‑round.



Kitchen & dining

A well‑equipped kitchen flows into a breakfast nook, giving you a casual spot for meals, coffee, or planning the day ahead. High‑speed Wifi and an Ethernet connection support streaming and remote work, while a dedicated workspace offers a quiet place to focus.



Outdoor & shared amenities

Step outside to a shared outdoor pool that remains open year‑round during posted hours, and a shared hot tub for soothing evenings. A shared gym nearby and a playground area provide options for active guests. The backyard offers additional open space to unwind. Note that the host is not responsible for third‑party amenities such as the pool or gym and cannot offer refunds if they close for maintenance.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
