Our prices are up to date and non-negotiable. Our houses are unique and unlike anything else in AC. Respectfully, requests for negotiations will not be answered.

Offers a smart tv (There is no cable for the TVs, just streaming apps) and comfortable seating.

KITCHEN:
-Fully equipped and great for entertaining and making meals.
-There is a powder room off the kitchen.

-Features a warm vibe with more seating to hang out.

BACKYARD:
-Fully fenced in, with a charcoal grill.
-Please note that we do not supply charcoal. Guests must supply charcoal, supplies and please dispose of used charcoal.

PARTY ROOM:
This is a garage space (You may not park in here or remove furniture. We’ve spent a lot of time designing and furnishing this garage space).

PETS:
We will consider pets but they must be pre-approved, meet our insurance guidelines, and there is a $40/night fee. You are fully responsible for damages, stains, and abiding by our pet rules. Not all breeds are allowed. Failure to follow rules can result in loss of security deposit and/or immediate eviction.

LOCATION:
Please keep in mind this is a city so there is potential for noise and other similar issues. Be aware of your surroundings. This house is 1 block from the boardwalk and approximately 3.5 blocks to the inlet and ocean beach entrances.

LARGER GROUPS:
-This house sleeps 9.
-Please review bedding layouts when considering space and comfort.
-If you have groups larger than 9 people please consider renting 2+ houses.
-Rockwell and Boho are all within a few steps of each other on the same street, and Imani is just a few blocks away.
-The largest house, Bad and Beachy Playce, is a 4 bedroom 3 bath with ocean views, sleeps 12, and is a block and a half from this property.

HONESTY and EXPECTATIONS:
At "Boho Playce", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:
-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

-Changing reservation dates or guest quantity may incur additional fees.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.
VIOLATIONS and PENALTIES
Violations may result in: Denied entry or immediate removal without refund
