[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

☞The unit is located on the 2nd Floor on the north side of a Beachfront Complex. The ocean is to the south, while the unit faces the parking area, so there is no ocean view from inside the condo.

☞Guests can enjoy Panoramic Ocean Views from the community gazebos and wraparound decks, which offer shared seating areas .

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•No animals permitted in this unit due to owner allergies.
• Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative.
• Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Perfect Place for a Beach Getaway

Great location right on the beach. Property was perfect for me for the week! Comfortable bed. Nice little extras provided...dish and hand soap, paper towels, beach vibe-shampoo and conditioner! Kitchen had everything I needed for my stay! Location is close to a few great restaurants, grocery store, and parks. Fort Macon is just a few minutes away. Happy I chose to stay here!

Perfect for us

We were extending a business trip to have a little R & R. We have been coming to the Atlantic Beach/Emerald Isle area for 30 years. This little studio apartment/condo was perfect for us. Pictures online were spot on. It's super cute & all you need for a few days. Steps away from the beach, good parking, close to everything in Atlantic Beach & the area. It even has a nostalgic feeling that we appreciated. We will definitely consider staying here again when it's just the 2 of us.

Nice, quiet location

The property is nicely located in a quiet area and has easy beach access. The room was as listed; however, is desperately in need of a new futon mattress. We could only feel the wooden frame underneath and it made sitting and sleeping on it nearly impossible. We cut our trip short after 2 nights of no rest. The cleanliness was better than most places but we did our own cleaning due to heavy dust. Other than the mattress, we would recommend this property.

If you want something with beach access and no frills this is for you. Property needs to be freshened up. The headboard was leaning on the wall. You barely had enough room to get out of bed on side, so it was easier to scoot to the end of the bed to get out. This might be difficult for someone with mobility issues. No night tables beside the bed, which to me is a big deal. I am not a fan of putting personal items such as phone, book, kleenex and sleep mask on floor. While packing car 2 men were smoking pot on balcony by the stairs, it was raining so i guess they couldn't go to designated smoking area. Gorgeous beach, nicepool. Public restrooms and laundry were great.

Pleasant Stay

The room was exactly as advertised. It's a simple, cozy space that was all we needed. The unit was spotless and well taken care of. However, there are a couple of things to note. There is no space on either side of the bed, which makes it difficult to get in and out of bed. We had to crawl from the bottom up. My husband and I are fit and have no health issues, so it was not a problem for us. But if you have difficulty crawling or have a lot of extra weight, it might be challenging to get into the bed. The futon, which serves as a couch, wasn't comfortable to sit on for an extended amount of time. This wasn't a big issue for us because we spent most of our time at the beach and didn't typically stay in the room for long periods. However, due to stormy weather, we ended up spending more time inside, watching movies or reading, and the discomfort became more noticeable. Despite that, the location was perfect, and the grounds of Ocean Sands were well-kept. Even though the complex was pretty full, noise was never an issue inside or outside the unit. We plan on going back!

This property’s location was perfect. We loved being so close to the beach and not having to drive or walk far. The condo was clean and came with a vacuum and broom which was nice after the kids tracking sand in. The kitchen was so handy to make breakfast and lunch in. We appreciated that there was a laundry place so we could wash most our stuff before heading home. The host always responded quickly when I had questions and they were so nice and polite. The place is small but perfect for me, my fiancé and 2 kids. The only complaint I had was that the bed and futon was uncomfortable to me.

Can't beat the location

This was our first family vacation and wanted to be close to the beach and it was everything we had hoped for in a vacation. The room was nice an cool and the permanent residents were very nice. The pool was great and clean. The floors are thin so recommend the second floor if you want peace and quiet. I would recommend to my friends.

Best getaway I've had in a while!

The property is as advertised. It was the perfect spot for me and my boyfriend to relax and decompress. This is a perfect spot for a couple or solo travel. The beach is about a 3- 5 minute walk. The apartment comes with enough kitchen equipment to make a meal if you choose to cook. If not, there's a lot of good restaurants in the vicinity to choose from. There's a Food Lion, Dollar Tree, and Dollar General less than 2 miles away for groceries and last minute essentials. The check-in process is simple. The atmosphere is relaxing and the building is quiet. My only regret is not booking for an extra day. Atlantic Beach/Emerald Isle is definitely our new go to vacay spot. This property was exactly was exactly what we needed.

Great place, great part of town

Had a great stay here. The place was super clean, had a full size stove, fridge and any other appliance you could need. My husband and I stayed for our honey moon and it was perfect, everyone was super friendly as soon as we got there, and very helpful. The atmosphere was great we will definitely book here again!

Sheets on bed was dirty , bugs . Coffeemaker dirty . Manager did come next morning to change the sheets and refund the cleaning fee. Doubt we will go back.
