- 1 QUEEN SIZED BED that requires setup in Living Room.
All beds have comfortable mattresses (by most people's standards).

Kitchen has Pots, Pans, Sinks, 2 INDUCTION COOK TOPS, Microwave Oven, Toaster, Coffee Maker, Grinder and ORGANIC Coffee, Full Size Refrigerator, Plates, Glasses, Bowls and more; it is setup with all that you will need for cooking good quality meals. NO OVEN however.

Laundry room is part of the kitchen with a Clothes Washer and Dryer.

Living Room and Kitchen are small. There is only 1 bathroom & 1 shower. If you plan to fill this unit to the maximum of 7 people be aware that it will be tight, but workable if you all get along well and cooperate with each other. There is a spacious cliff side patio with ample furniture to enjoy a nice meal and views together. Hot water heater has been engineered to provide ample hot water for 7 guests, even if taken back to back.

NOTE: that the QUEEN BED IN THE LIVING ROOM takes up extra space when the bed is setup. While it is easy to setup, it does require time and effort to set it up and put it back and un-make the bed.

The entire back yard, the deck and patio with BBQ grill are also for our guests to enjoy! We do have two units and we don't typically restrict our guests from using either space, however, if you need to have some private time in either space we can work that out, just let us know.

GUEST NOISES: You will hear foot steps, voices, and kitchen appliances from above, this is the downstairs unit of the main house, other guests or us your hosts will be staying above. It is a daylight basement converted into a beautiful living space.

From time to time we have guests upstairs who have a little to much of a good time, too much to drink and get a bit noisy. It does carry down through the floor when that happens. We ask them, and you, not to do that and it is a house rule to keep it quiet especially after 10pm.

ROAD NOISE: We do have some road noise. MOST guests barely notice it. SOME guests do have issues with it. If you are highly sensitive to noise or can't stop focusing on it, then this is not the place for you. We live here and rarely notice it. It is the worst when standing outside in the drive way and trying to have a conversation. It is also noticeable in the bunk bedroom of this unit. Other than that, inside the main living areas of the units, or out back enjoying the amazing views, most people don't even notice it. It is barely audible.

Interaction with Guests:
We enjoy spending time with our guests, but we are also very busy people, so it can be hit or miss. Rest assured we will leave you alone to enjoy your own private time if that is what you want, or we may sit out back and enjoy the sunshine and views and a nice chat with you if you are open to that and we have the time.
