Back Nine Retreat - 5BR + Casita Game Room + Golf Views

Back Nine Retreat is a spacious 5-bedroom, 4-bath Alto vacation home for up to 10 guests, overlooking Kokopelli Golf Club`s 9th fairway and pond. With a single-level 4-bedroom main house plus a completely detached casita with its own game room, kitchenette, full bath, and bunk room, this property gives families and groups plenty of room to gather together and spread out.

MAIN HOUSE

The comfortable main living area features exposed beams and wood ceilings, generous seating, a double-sided wood-burning fireplace, and a big-screen Smart TV with TDS cable.

The fully equipped kitchen includes stainless steel appliances, an electric range, dishwasher, microwave, and a dedicated coffee station with both Keurig and drip coffee makers. K-Cups, ground coffee, and filters are provided.

A large farmhouse dining table seats 10, giving the entire group a place to enjoy meals, games, and time together.

Located just across the rear motor court, the detached casita provides a second gathering space and additional sleeping accommodations.

The game room includes:

- Big-screen Smart TV with TDS cable
- Comfortable seating
- High-top pub table

The casita also includes a kitchenette with refrigerator, microwave, sink, coffee maker, and basic dishes.

Bedroom 5 is a compact bunk room with a twin-over-twin bunk bed. A fourth full bathroom with walk-in shower is located in the casita.

OUTDOOR LIVING & GOLF VIEWS

Enjoy the peaceful Alto setting from outdoor spaces overlooking Kokopelli Golf Club`s 9th fairway and pond.

The main-house rear deck includes outdoor dining for 6 and a propane gas grill. The deck can be accessed from the kitchen, laundry area, and primary bedroom.

The casita opens to a covered patio with comfortable outdoor lounge seating and views toward the fairway and pond.

Kokopelli Golf Club, Alto Lakes Golf and Country Club, and The Outlaw are private clubs. Club amenities, the golf course, and pond are not included with this rental, and guests may not cross the property boundary to access them.

LOCATION

Back Nine Retreat is located in the peaceful Alto Lakes community just north of Ruidoso. Guests are conveniently located near Ruidoso Winter Park, Alto Lake Recreation Area, Ski Apache, Midtown Ruidoso, Grindstone Lake, dining, shopping, and area attractions.

Deer, elk, bears, wild horses, and other wildlife are common in the area and may roam freely through the property.

GOOD TO KNOW BEFORE BOOKING

- Maximum occupancy: 10 guests
- Maximum parking: 5 vehicles
- The primary renter must be 25+ and remain at the property throughout the stay.
- A signed Rental Agreement is required prior to check-in.
- No pets.
- No smoking or vaping.
- No parties, events, or unauthorized gatherings.
- Quiet hours are 10:00 PM - 8:00 AM.
- No trailers, RVs, or campers.
- Parking on Alto Lakes roadways is prohibited.
- The main house is single-level inside; however, there are 2 steps to the front entrance.
- The casita is completely detached from the main house. Reaching it from the main-house rear deck requires 3 steps and crossing the gravel motor court.
- The adjacent golf course and pond are private property and are not accessible to guests.
- Some exterior photos may show a paved rear motor court. This area has since been converted to gravel.

PARKING & ACCESS

The property has a gravel circle drive, side driveway, and rear gravel motor court with parking for up to 5 vehicles.

Guest entry to the main house is through the front door. The rear motor court is convenient for loading and unloading, but the rear door must first be unlocked from inside the home.

The main house and casita have separate Schlage smart locks, and the same unique reservation code works for both.

TRAVEL & WEATHER

Mountain weather and road conditions can change quickly, particularly during winter. Guests are responsible for monitoring current conditions and traveling with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances outside the cancellation policy.

Back Nine Retreat combines flexible sleeping arrangements, multiple gathering spaces, a separate game-room casita, and a peaceful Alto setting—giving families and friends plenty of space to enjoy their time together in the mountains.

- Quiet hours: 10:00 PM - 8:00 AM. Sound carries easily in the mountains, so please keep outdoor conversations, music, and other noise at a respectful level.
- Children must be supervised throughout the property, including the main house, casita, decks, and outdoor areas.

ALTO LAKES COMMUNITY
- Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs. Club amenities are not included with this rental.
- The property overlooks Kokopelli Golf Club`s 9th fairway and pond. Guests may not cross the property boundary or enter the golf course or pond area.
- No trailers, RVs, or campers.
- All vehicles must be parked on the property. Parking on Alto Lakes roadways is prohibited.
- Please respect neighboring properties and community rules throughout your stay.

PETS, SMOKING AND FIRE SAFETY
- No pets are permitted.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during fire restrictions. Never discard smoking materials anywhere on the property or from the decks.
- Outdoor campfires and fire pits are prohibited at short-term rental properties.
- The propane gas grill is for propane use only. Do not use charcoal, wood, or any other fuel in the grill.
- The indoor wood-burning fireplace may be used responsibly. Guests must provide their own firewood and observe any applicable fire restrictions.

CARE OF THE HOME
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture.
- Please use the fireplace, propane grill, game room equipment, and other amenities responsibly.

TRASH
- Keep all trash securely bagged and never leave trash or food outdoors.
- All guests and residents are required to dispose of household trash at the Alto Lakes Collection Center, located at 1221 High Mesa Road, across from Kokopelli Golf Club.

GUEST RENTAL AGREEMENT
These House Rules provide an overview of the requirements for your stay. A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Significant or repeated violations may result in additional charges or termination of the stay without refund, as provided in the Guest Rental Agreement.
