Built in the late 1870s, Mustard Seed Bed and Breakfast on the Llano offers a comfortable vintage farmhouse style with all the modern amenities of home. Our cottage features Wi-Fi, a flat-screen TV and streaming services availability (Netflix/Roku), a patio, and a kitchenette. Perry's Cottage has exclusive access to a hot tub overlooking the beautiful Llano landmark, the Inks Bridge. A light unhosted breakfast is provided on the day of check-in.

Tiny home was very nice, very clean, host was very accommodating. The host had interesting history of the house and town, loved the breakfast bread, the hot tub was great hiking!

Not enough words to say how fabulous this little bungalow was. Think: luxury hotel room with even more. The manager was available, responsive and wonderful to deal with. Will definitely stay here again.

This place is beyond clean!! It is the cutest space, with every need addressed. From the snacks and breakfast items provided, to the extra throw blankets, to the rocking chairs on the porch. The location is next to the Llano river and the area is so sirene. It is just what you need to get away from the city and enjoy peace and quiet.

Clean interior, clean sheets etc. Property is a back house to another property. Pictures do not show this. The front house guests park in front of the door- creating car lights and noise, not private. Hot tub great for winter time only. Lots of bugs and inspects.

The cottage was very cozy and everything was clean. Restaurants and bars are within walking distance, and you have a beautiful view from the hot tub of the bridge. Perfect for a relaxing time off.

Stayed here for a few days. The cottage was very clean and smelled great (i enjoyed the aroma therapy). The provided pastries were quite tasty. Will definitely stay here again.

I cannot wait to go back! I had plans to head out to Inks or Buck and hit the trails but the weather was against me. I found myself wandering around town for some shopping and a meal... then back to the cottage for quiet time in the hot tub with a book. The accomodations were SO welcoming I found myself in an oversized sweater with a bowl of cereal and a movie my first night there. I cannot wait to rebook during the spring to enjoy the nearby parks... the sweet buns provided by the owners... and the coconut cream pie at Trailblazer Grille.

Such a flawless stay! The room was very clean, comfy, and beautiful. Checkin was so easy and smooth no issues with this stay. PERFECT location! So close to town! We went to Inks lake state park (25mins) and Colorado Bend State Park (45mins) it was the perfect place. Also, check out coopers BBQ and Badu 1891 for dinner! We will be returning again soon!
