We stayed for 16 nights room was cleaned 4 times and 3 of those days no hot water, due to the way the toilets work you have to fill a bin with your used toilet paper rather than down the loo due to it only being emptied when it was cleaned you can understand that it wasn't pleasant there... also having your buy your own toilet paper as it wasnt replenished enough is a bit of a joke not happy

This is a hotel very well located - right at the Finikudes beach. The manager is kind, but unfortunately the conditions are bad. The hotel needs a huge renovation.

I stayed in Oct 2015 and loved it there! The location was perfect for my stay, easy for transportation, beach and some sightseeing, restaurants around, too. The owner/manager mr spyrous is one amazing helpful guy!

Very nice hotel, close to the beach
Michael, is an owner, was very friendly and helpful. Everything was great - location, facilities, service and even a simple breakfast. Will definitely recommend this hotel for a short stay if you want to live in the city but close (50 meters!!) to the beach. Easy driving to other places in Cyprus due to inexpensive ($5 per day) parking nearby.

Perfect Palm Sea
Enjoyed a great stay at the Palm Sea. Room was clean, maintained everyday and had all that was needed for a week away in Larnaca. Would thoroughly recommend to friends and family and we are already looking at when we can get back to enjoy a break in August. Owner was very friendly and offered a pick up from local airport too, was available throughout our stay and very hospitable throughout.

Spacious room, excellent location
We enjoyed our stay in this hotel. The apartment was simple but had a spacious bedroom and was clean, the wi-fi connection was good. The location is very good. I sent the owner an e-mail asking to reserve us a quiet apartment; he promptly answered and we got an apt on the fourth floor; it was indeed quiet there. The quality/price ratio seems excellent.

Basic but memorable
Difficult to judge as there was construction/demolition adjacent to the hotel at the time we were staying and the noise, especially in the morning, was annoying. This is a very basic hotel/apartment, there was no carpeting throughout our room and the facilities were minimal. However, the staff were extremely helpful and friendly and I couldn't really find anything against the hotel that would prevent me staying there again. We were probably the first guests of the season for them.

Few ups and downs with heating system , but all sorted in the end. Would we go back. Yes. I think so. It's worth paying a bit more to get a sunny room. On one side of hotel there is no sun. Perhaps not a bad thing in July , but in February we needed whatever sun was going

Lovely apartments, v. close to beach & restaurants
The Manager was very friendly, helpful and was always asking if I was happy or if I needed anything. The room was very clean and tidy on my arrival and cleaned regularly. This was a last minute, cheap deal for me so I didn't have high expectations, however, I was very pleased with the location and overall presentation and size of the apartment which also included WiFi, TV, fridge with a small freezer compartment, gas ring, microwave & milk shaker maker. Please be aware and be warned if you're squeamish & if you haven't been to Cyprus before, you MUST put your toilet paper in a waste bin NOT down the toilet because this may block the system and you may be charged; there are signs next to the WC to remind you. There are many lovely traditional restaurants & cafés within a 2 minute walk. If you like fast food, there is a McD, TGIF & KFC also within a 2 minute walk. Typically with sea front locations, all the shops are mainly geared for tourists so if you want the conventional 'high street' shops, you will have to travel into the town. The beach is very wide with a lovely fine sand, a wide promenade and places to sit, so you can go for very long walks.
