Layout Information: Living room/ Dining room with water/sunset views. Dining table seats 6. Separate den for additional seating and TV with garden views. The kitchen is full stocked with the basics. Lanai has window walls with ideal water/sunset views. This room has the Queen pull-out sofa bed for your 5/6 guest. The curtains fully surround for sleeping privacy. This room shares the bathroom with the twin beds and main house. The two Twin beds have private entry to the bathroom, den, and waterfront. The Master suite has private bathroom with shower and exterior private entry leading to the waterfront.
General Housing Info: Owners use eco-friendly options when possible and encourage your assistance when reasonable. Recycling bins, cloth towels/dish cloths/napkins, open windows are some of the ways they reduce the footprint. TV's have DVD players. No cable/satellite. All bedrooms have personal AC's. You may use the laundry facility on property or you may use the local laundry mat which offers a very good drop-off service. You will be asked to sign a water access liability waiver. Be sure to follow Coast Guard waterways safety guidelines which means floatation devices must be worn when using paddleboard/kayaks. There are security cameras on property facing entry points/parking. *** Please bring your own beach towels and sunscreen!***
Children Information: Children under 16 must be always supervised. Children must have Legal Guardian/ Parent with them when they are near the waterfront, swimming, or using kayak/paddle board. We do have open waters access, stairs, and no child safety features. We do not offer children's items such as crib or toys.
Pet Information: 2 Dogs are permitted upon pre-approval. Must provide vaccine records and proof of flea/tick treatment for each pet with breed/age/Vet contact listed on the card. You must bring a traveling crate to house the pet while exploring without them. Please clean up after your pet. Walk them in designated walking areas. Pets must be accompanied by owners at all times or crated. Pets may not wonder the house alone at anytime. Your pet must be very well socialized due to owner and other guests that may be on property. Also, please be aware our neighbors Golden Retriever will wonder on property from time to time. We do have wildlife visit our natural landscape including birds and iguanas which can become too tempting for pets. We do have privacy property lines but the fencing does not seal the property fully. We want your visit to be safe and pleasant for everyone including your furry babies. There are several good groomers and and kennels close by for your extended days exploring. "BringFido" is a great website for discovering the MANY pet friendly restaurants and activities throughout the Keys and the US, be sure to take a look before you book.
No fishing or smoking on property.
Owners reside on property. The owners understand you are on vacation and desire your privacy and freedom. Waterfront is a shared space. The owners enjoy conversation during sunset celebrations. Owners will be verifying every guests ID's on arrival. Correspondence for any questions or issues regarding your stay are required to be limited to the message thread for review.
This is not in a neighborhood. Just stunning sunsets and beauty. To be clear, this is not a canal home or a mobile home on a canal or a piece of property with 20 or more units. This is truly an historic Florida Keys home directly on Florida Bay. Stunning sunsets! Very private.
There are a few car rentals location. The closest one is Avis. We have taxis and private car services with limited buses. Note: Buses have designated stops. Taxi will come directly to your door. Uber and Lyft is available as well. All Guests Must be named. Children's ages and parents must be noted to follow Fire Marshal rule.
All guests 15 and over must provide Photo ID.
Check your inbox for any correspondence after your booking has been made. A contract may be required with your listing. You will be notified after your booking if you require a contract. The contract must be signed and returned digitally within 2 weeks. If it is not received you forfeit your reservation and any monies pre-paid. All guests must read all House Rules, Guidelines and Procedures upon booking.
No unnamed guests, even if they are within the person limit, permitted on property without prior approval. Any guests on property which is not a registered guest will incur a $50 per guest per day, and/or $100 if the guest stays over night. $500 Event fee will be enforced if more than 4 unnamed guests are on property. Bed count denotes number of guests permitted.
Items NOT permitted on property: air mattresses, hammocks or camping tents, motorized boards/ bikes/ skates etc.
Check-in times is after 4pm. No early check-ins permitted. You will be sent the gate code at 4pm on your message thread. Please park to the side of the gate if you are awaiting the code as to not block the driveway.
Check-out time is 11 am. This includes leaving property, not just the room, on day of departure. No late check-outs permitted. Return the keys to the door locks before leaving. Send a message when you have departed.
Toilet paper is the only hygiene item that may be flushed. Any wipes or feminine products may damage the sewer system. If the system is damaged you will be charged a $500 repair fee.
The electric gate closes after 15 seconds. 1 Car at a time may exit. Wait behind the sparkling traffic cone. The gate may not be manually opened. If you wish to walk off the property you will see a walking gate to the south side/right as you exit. If the gate is knocked off track and requires a reset there is a $500 service fee. If the gate is damaged there will be a $500 service fee plus any additional parts and repair fees.
Quiet hours 11pm-7am weekends. 10am-7am weekdays, County Rule.
No Smoking/Vaping anywhere on property.
Must sign "Water-Access" Liability form on behalf of your guests.
No fishing on property. Fishing licenses needed for off property fishing unless chartered. Clean fish prior to returning to property. Cook fish outdoors on the grill. Store any fish and other seafoods in the outdoor coolers provided.
Children must have constant adult supervision. Safety guards not provided. Children under 13 must stay in the Coral House on the main floor. Some room listings do not permit children under 13. Playpen with bassinet and changing table attachments, high chair, infant tub, utensils provided. No children under 16 are permitted at the waterfront or use kayaks without a legal guardian present at all times and within reach.
Waterfront is private property for the owner's 3 homes. They invite you to share the waterfront space for sunsets, picnics, and kayak use. Based on your listing some walls may be shared; your bedroom and bathroom are always private regardless of your rented listing.
Respect others privacy and keep the property tidy. Do not hang items from trees, including hammocks. Please use the clothing line to dry clothing. Place your dive equipment or floats on the front patio only. Please leave the outdoor space clean and tidy, all items stored out of sight. Do not leave any items at the waterfront. Please return the kayaks, beach chairs etc. to the storage location after each use.
Read/follow Coast Guard Waterways guidelines when off property. Safety gear provided with kayaks. If the rented/borrowed gear/craft is damaged/lost a repair or used replacement value will be charged. Boats must provide bumpers and ropes. Owner provides tie hooks. Pre-approve boats before arrival. Boat driver/Guest will assume any damages/loss of property. Owner is not liable. 4 foot depth max. 32 foot center console max. No Pontoon boats permitted. A boat docking fee may be charged. At time of writing the dockage and trailer parking fees together are $250 per stay.
