This house is perfect for gatherings due to the seamless open layout on the 1st floor connecting living, dining and kitchen areas. Whether grilling out in the backyard or utilizing the gorgeous kitchen with stainless steel appliances and large center island, this home boasts major appeal for the foodies and chef's in your group.

The charming green color on the exterior of the home nicely compliments the energy efficient nature of this home. Guests can enjoy all the amenities of a modern home in this historic neighborhood!

The Space:
The downstairs is an open floor plan with a living room, dining room, large-scale kitchen island, and back door leading out to the backyard deck and spacious fenced in backyard. Downstairs includes a large Smart TV for enjoying your favorite streaming services and radio/sound system.

The upstairs includes the homes three bedrooms with plush carpet. Primary suite includes a comfy king mattress and private bathroom with dual-vanity and high-pressure shower. The upstairs also includes a full bathroom with bathtub shared between a spare bedroom with a queen mattress and a spare bedroom with two twin mattresses. Ideal for hosting a family or group with a variety of bedroom layout needs.

The backyard includes a propane grill (guests provide their own propane), dining table, firepit and lounge chairs. Whether enjoying with friends or furry family members, this space is a great way to enjoy sunny Florida!

Guest Access:
Guests have access to the entire home. There is a laundry room with full sized washer and dryer available on the first floor as well as an additional half-bathroom on the first floor.

Guests who have mobility constraints should message us before reserving this home as all of the bedrooms are on the second floor. Our team is always available to answer questions before confirming your reservation or working to find you a home that meets all of your needs.

The Neighborhood:
Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown.

You'll initially fall in love with the gorgeous late 19th/early 20th century houses and expansive parks but you'll want to stay for the amazing people. Join a First Friday party, Second Sunday celebration on Main St or in Klutho Park, or check out the monthly Main Street cruise, downtown's Art Walk, Porchfest, or one of the annual home tours.

Furthermore, check out some of the great new businesses that have opened on Main St!

Social Grounds Coffee, 1748 Bakehouse, Crispy’s Springfield Gallery, Strings Sports Brewery, Historically Hoppy Brewery, Wafaa & Mike’s Mediterranean Café, Fred Cotten’s BBQ, and Uptown Kitchen are all fantastic local establishments that are a short walk from your home.

The neighborhood is diverse in many senses - if you are looking for a gated community this property may not be a good fit for you. If you're looking for a vibrant urban community then you'll love staying with us here!

Getting Around:
Public transportation is minimal in Jacksonville in general. You are a few blocks north of the downtown bus terminal if you would like to use that.

There is also the Skyway if you would like to take a short trip around the urban core area.

Uber and Lyft both operate in Jacksonville so these are excellent resources if you don't feel like driving/don't have access to a car.

Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)

This house is NOT pet friendly so if you intend to bring a pet with you; service animals included, please notify our team in advance so we can find a property that would be a more appropriate fit for your reservation needs.

***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or charge a pet fee retroactively for the entirety of your reservation.***

If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard including vaping, or use of hash/marijuana***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

There is a propane grill on the back deck with grill utensils and grill cleaner in the kitchen. We do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.

No foreign objects of any kind are to be placed in the disposal. Please throw any large food items in the trash, not the disposal. $500 fine for jamming the disposal.

No foreign objects of any kind are to placed in the commodes. This includes sanitary napkins, diapers, wipes. Only toilet paper should be place in the commodes. $500 fine for clogging toilets.

Walls are not to be marked or colored on. There will be $500 fine for marking the walls.

Any damage to appliances due to misuse including washer/dryer will result in a fine of $500.

Do not rearrange the furnishings. They are placed and photographed for insurance. There will be a fine for moving furnishings.
Do not take anything out of the home that does not belong to you.

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
