• Gate Clicker: Each unit includes one gate clicker for gated community access. Please handle it carefully; replacement fees may apply.

• Parking Compliance Solutions will patrol the property and tow vehicles, in violation, with no prior notice given for the following:

-Parking is first come first serve
- Please ensure that your vehicle's make, model, and plate number are provided to us via the app so we can register your primary vehicle.
-Park your vehicle in the garage if parking inside the complex you may use the free street parking.
-Parked on red curb, no parking zone, stripped hash marks.
-Parked in handicap space with no disabled license plate or placard displayed.
-Vehicles blocking the driveway entries, exits, or other vehicles.
-Vehicles parked over the line, Taking up two or more spaces or parked behind another.



• Toiletries & Supplies: A starter kit is provided, including soap, shampoo, and toilet paper. For longer stays, guests are responsible for restocking. Nearby convenience stores are available for supplies.

• Laundry & Dishwashing Supplies: Detergents are provided and stored under the kitchen sink for your convenience.

• The pool availability may be subject to temporary closure based on the building maintenance. While we strive to keep the pool open as much as possible, the maintenance work is essential to ensure a safe and pleasant environment for all our guests.

• Please note that the pool is currently closed for maintenance and will reopen on May 28. We apologize for any inconvenience and appreciate your understanding as we work to ensure the best experience for our guests.

• Pool hours: 9AM to 10PM closed on Monday for cleaning.

• The unit is pet friendly however we do charge a one time pet fee of $100 .

• Damage Waiver OR Security Deposit: As part of our booking policy, we require a refundable security deposit of $300 or a damage waiver fee of $35 non refundable to cover any unforeseen incidents. This must be paid before your check-in.

HOUSE RULES
•Do not contact the leasing office for any reason. While we operate legally and with the building's permission, we're fully responsible for taking care of our guest. Please reach out to us for anything you need.
* No Smoking of ANY KIND in the unit.
(Only permitted outside the house.) A smoking fee of $1000 will be charged to your card if any evidence of smoking is found inside.
* No Shoes inside the property.
* No parties, events, birthdays, bachelor or bachelorette stays
* No Extra/ Overnight Guests.
(Have more guests than stated in your reservation or if the number doesn't match we reserve the right to cancel your reservation)
* Verification form is required to be filled out once reservation is confirmed. Guests must provide a photo ID as part of our verification steps
* No Mail Delivered here (unless personally arranged with me ahead of time)
* No Moving / Rearranging of the furniture.

* No unplugging of the electronics like TVs, cable boxes, lamps.
•Unauthorized gatherings, parties, and smoking (indoors or on the balcony) are strictly prohibited to maintain the peace of our quiet, family community. Violations of these rules will be handled according to the terms of your agreement.
* ⁠Events occurring outside the walls of our house are beyond the control of the Host.
•Damage Waiver OR Security Deposit: As part of our booking policy, we require a refundable security deposit of $300 or a damage waiver fee of $35 non refundable to cover any unforeseen incidents. This must be paid before your check-in.
* ⁠The Guest agrees to allow our maintenance and cleaning staff to enter the property during their stay to address any issues. We will provide ample notice in advance to minimize any inconvenience.
* ⁠The guest acknowledges having read that older or renovated properties may show signs of wear and tear.
